Our Role

OWNER

We represent the owner in all aspects of the project. We work hand in hand with the owner to understand their intent and make sure that the intent translates to the project team and ultimately is embodied in the completed project. Sometimes we work as an arm of the managing developer’s team—going to meetings and managing all involved parties together, and other times the owner will appoint us as the main point of contact and they will have very little interaction with all other parties.

DESIGN TEAM

During the design phase URI works closely with the architect by attending all design meetings and reviewing project documents at each stage of the design process. We represent the owner’s goals while also providing insight on constructibility, cost, and functionality. Because we are on 10-15 projects at any given time, we can also give the architect valuable input on market trends. We manage the permitting process and design schedule to ensure the permit is issued in a timely fashion.

GENERAL CONTRACTOR

Often times URI will run an official General Contractor RFP process for hiring a GC. Once a GC has been selected by the owner, URI works closely with the GC to ensure that they thoroughly review the project documents and give feedback to the project team. We also ensure that the project is bid to quality subcontractors and play a key role in selecting the subcontractor team.

CONSULTANTS

This group includes any firm that is directly hired by the owner in order to ensure a successful project. Geotechnical consultants, structural special inspectors, envelope consultants, environmental engineers and testing firms, window testing firms, LEED consultants, interior designers, property managers and utility providers are just some of the parties that fall into this category. We are very involved with this group, and typically play a large role in soliciting and analyzing proposals from these parties. We also review and negotiate contract language on behalf of the owner.

REGULATORY AGENCIES

There are many entities who play a critical role in the project, but are outside the direct control of the owner. URI has developed relationships with public, private, and franchise utilities, city and county building departments and plans examiners, and other regulatory agencies. We can guide effective communication with these parties on behalf of the owner, architect, and contractor to ensure timely response and will work together to achieve results.
